Define the groundworks package before pricing individual plots

A housing development package can bring together site preparation, excavation, drainage, foundation preparation and external works. The useful starting point is a scope boundary: what is included, what is retained and what other contractors will deliver. Identify the current drawing revisions and who has authority to issue design changes.

Tell us whether the work is an enabling package, a group of plots, drainage infrastructure or a combination of civil works. Provide the proposed sequence, inspection requirements and dependencies on access, utilities or other trades. Mitre Civils will review the package and discuss suitability before confirming a tender offer.

Coordinate foundations with the actual site information

Supply the foundation design, ground investigation and relevant structural details. Excavation depth and formation acceptance must follow the project design and inspection arrangements. A general reference to Lancashire clay does not establish bearing conditions, shrinkage risk or the appropriate foundation for a particular plot.

Existing services, retained structures, trees, previous fill and groundwater can affect the work. Clarify the treatment of unsuitable material, obstruction removal, temporary works and disposal in the tender documents. Identify information that remains outstanding so the quotation can make assumptions and provisional items visible.

Install drainage with levels, connections and future access in mind

Provide foul and surface water layouts, sections, manhole schedules, invert levels, outfall details and any attenuation requirements. Coordinate drainage routes with foundations, roads, service corridors and finished plot levels. Confirm which assets remain private and which are subject to an adoption or connection process.

Agree testing, inspection and records before pipes are concealed. Relevant approvals and discharge permissions should be resolved by the responsible parties. SuDS features and maintenance access should be considered as part of the finished development, including transitions between paved areas, gardens and drainage assets.

Plan around the development programme

State plot release dates, access routes, delivery constraints and the intended handover sequence. Explain what must remain accessible while groundworks proceed. Construction sequencing should allow the agreed inspections and follow-on trades rather than rely on covering work before it can be checked.

A comparable tender identifies quantities or measurement rules, material specifications, inclusions, exclusions and the approach to variations. Confirm who supplies design information, coordinates site access and approves additional work. Relevant CDM responsibilities belong with the appropriate project participants.

Lancashire enquiries, with a practical tender return

Our primary hub is Chorley and South Ribble, with enquiries welcomed from Preston, Leyland, Blackburn and surrounding Lancashire locations. Share the full site postcode and package size so travel, access and available capacity can be considered. We do not imply that an enquiry reserves a start date.

Send the site layout, foundation and drainage drawings, specification, bill of quantities, ground information and tender return date. Include your commercial contact and the person responsible for technical queries. We will discuss any gaps and the appropriate next step, including whether a site meeting is needed before pricing.
