Keep drainage work connected to the way your estate operates

An industrial estate drainage package needs to account for tenant access, deliveries, pedestrian routes, vehicle loading and business continuity. Tell us which areas must stay operational and which can be isolated. A marked site plan and photographs of the approach often reveal constraints that are absent from a drainage drawing.

The proposed work should follow the investigation and design appropriate to the problem rather than assume that replacing a visible gully will resolve the whole catchment.

Find the cause before agreeing the repair package

Provide existing drainage records, any CCTV survey or mapping report, known connections and a record of when problems occur. Differentiate a local obstruction from structural damage, insufficient levels or a wider surface water issue. Investigation findings should identify uncertainties as well as confirmed defects.

Specify the interfaces across yards, roads and drainage assets

Drainage construction may involve gullies, channels, chambers, pipe runs, flow controls and connections to existing assets. Supply the required materials, invert levels, cover levels and loading requirements. Identify the relationship with retained pavement, kerbs, thresholds and neighbouring plots.

Where separators or other treatment systems are specified, provide the design information, product schedule and maintenance requirements. The responsible designer should confirm suitability for the runoff and receiving outlet. Do not assume that an existing connection or treatment unit can accept additional flow or a different use.

Phase the works around tenants and deliveries

State delivery windows, working-hour restrictions, plant access and areas available for storage. Agree traffic and pedestrian arrangements before excavation affects an operating estate. Identify who coordinates with occupiers, controls access and authorises a change to the agreed method.

Backfill, pavement reinstatement, testing and handover belong in the scope from the outset. Clarify inspection points before work is covered and specify the records required for the estate manager. Keep access to chambers and maintenance points clear after the work is complete.
